- Taxes, insurance, and HOA are included only if you enter them. PMI and VA funding fees are never included, and both move the real payment.
- The new loan is assumed to be a 30 year fixed with all sale proceeds used as the down payment.
- No home price appreciation, no rent, no moving costs, no tax effects.
- The break-even rate is the rate at which the new payment equals your current payment. It is arithmetic, not a forecast.
