FIXED OR ARM

Money paid up front to buy the rate down, as a percent of the loan. One point is 1%. Leave blank if none.

Money the lender gave you toward closing costs, as a percent of the loan. Leave blank if none.

Origination, underwriting, and other lender charges from Section A of the Loan Estimate. Not taxes or title.

HOW POSTS ARE CHECKED

Reviewed for completeness, not confirmed

When you attach a Loan Estimate, statement, or rate quote, a model reads it once for the lender, the rate, the APR, the term, the lock, and the points. It is told to ignore names, addresses, and account numbers, and the image is discarded the moment the read is done. Nothing about the file is stored.

If what the model read matches what you typed, the post publishes right away and carries the screenshot-checked label. Every other post, including every post without a screenshot, waits for a person to look at it, usually within 24 hours, and then carries the reported label.

There is one floor rule, in plain words: a post more than three quarters of a point below the published benchmark on the day it was locked, after a quarter point for each discount point paid, waits for a person. VA loan rates and VA refi rates are compared to the VA 30-year daily lock average; conventional and FHA to the conventional average; auto loan rates to the 60-month new-car average. ARM posts and deposit accounts have no benchmark and always go to a person.

Anyone can flag a post. Five flags hide it until a person reviews it. Nothing here is edited: a post shows exactly what the reader typed.

Rates here are reported by readers and reviewed for completeness only. StandWatch cannot confirm the terms, the lender, or whether you would qualify. Your rate depends on your credit, income, product, and timing. Nothing here is an offer, a recommendation, or advice. Confirm any rate directly with the lender.
